The Redlands is a residential area on the south side of the Colorado River, within Grand Junction city limits and Mesa County. It sits on the benches above the river with views toward the Colorado National Monument, and the homes there range from older ranch-style construction to newer builds on the higher mesa lots.
Because the Redlands sits at a slightly higher elevation and faces south and west, roofs there get pronounced UV exposure on the south-facing slopes. That accelerated aging is one reason we see more granule loss and shingle brittleness there than in comparable homes on the valley floor.
