Roofing in the Redlands, Grand Junction

Head west from Grand Junction across the Colorado River and the ground starts climbing toward the Colorado National Monument — that rising bench of land is the Redlands. It runs along Broadway (Highway 340) toward Fruita on one side and backs up against the red cliffs and canyons of the Monument on the other, so a lot of homes here sit on sloped lots or higher ground with long views back over the valley.

Much of the housing is newer than what you find in the older river-valley towns, with subdivisions built out over recent decades, plenty of larger custom homes, and Southwestern and stucco styling that comes with more tile and complex, multi-gable rooflines than a simple ranch. Closer to the river and the older stretches you'll also find more modest single-story homes. That mix matters, because a cut-up roof with lots of valleys, dormers and hips has far more seams to keep watertight than a plain gable.

The higher, more open lots near the base of the Monument tend to catch more wind than sheltered spots down in the valley, and every roof here still takes the same relentless high-desert sun. On a complicated roofline, the trouble usually starts where materials meet: flashing, valleys and penetrations rather than the open field of the roof.

Many Redlands homes wear concrete or clay tile, and owners often assume tile means the roof is set for life. The tile itself lasts for decades, but the felt underlayment beneath it does not — it dries out and cracks under this sun long before the tile fails, and that hidden layer is what actually keeps water out. If your tile roof is fifteen-plus years old, the smart move is to have the underlayment and flashing inspected rather than judging the roof by tiles that still look fine from the street.
