Orchard Mesa sits on the higher ground directly south of Grand Junction, up on the bench above the point where the Gunnison River empties into the Colorado. To get here you cross the river, and that separation has always given the area its own feel. It's unincorporated Mesa County rather than part of the city, laid out along the numbered-and-lettered county road grid, with Unaweep Avenue (Highway 50) running through as the main route toward Whitewater and Delta.
The name is literal. This was orchard and farm ground before it was houses, and that history still shows in the lots — many are larger than a typical city parcel, with older homes set back off the road and outbuildings behind them. The housing is a genuine mix: mid-century ranch homes, farmhouses from the growing years, manufactured and modular homes, and newer infill filling in between them.
